Mortgage Solutions for Virtually Every Need
No two borrowers are exactly alike—and neither are their financial situations.
Colonial Credit provides guidance on a broad range of mortgage options, from traditional home financing to specialized programs designed for borrowers whose circumstances may not fit conventional lending guidelines.
Whether you're buying a home, refinancing, accessing equity, investing in real estate or looking for a solution that your bank hasn't been able to provide, there may be more options available than you realize.

Purchase & Refinance Mortgages
For many borrowers, a traditional mortgage is still the right solution.
Conventional mortgages offer competitive fixed- and adjustable-rate options for purchasing or refinancing a home. Refinancing may provide an opportunity to reduce an interest rate or monthly payment, change the term of an existing mortgage, consolidate debt, or access cash from accumulated home equity.
For borrowers who qualify, FHA and VA financing can provide low-down-payment options and, in the case of eligible VA borrowers, potentially no down payment.
Home Equity Loans & HELOCs
Your home equity can be an important financial resource. Depending on your needs and qualifications, options may include:
- Fixed-Rate Home Equity Loans — Receive a lump sum with a fixed rate and predictable monthly payments.
- Home Equity Lines of Credit (HELOCs) — Establish a revolving line of credit that you can access as needed. During the applicable draw period, interest is generally based on the amount you've actually borrowed rather than the entire available credit line.
- No Tax Return Programs — For qualified borrowers, certain programs may not require traditional tax-return documentation.
- No Traditional Appraisal Visit — Some programs may use automated property valuation methods instead of requiring an appraiser to visit your home.
- Streamlined Underwriting — Certain programs use automated technology for underwriting and document review, potentially reducing the paperwork and time associated with a traditional second mortgage or home equity loan.
When the Bank Says No
Not every financially capable borrower looks good on a conventional mortgage application.
Self-employed borrowers, business owners, investors and people with complex income can sometimes have difficulty qualifying under traditional bank guidelines—even when they have substantial assets, equity or cash flow.
Specialized mortgage programs may provide alternatives using bank statements, asset-based qualification, investment-property cash flow or other forms of income documentation rather than relying exclusively on traditional tax returns.
Solutions may also be available for borrowers with higher debt ratios, past credit difficulties or other circumstances that fall outside standard conventional lending guidelines.
The objective isn't to force a borrower into a conventional underwriting box. It's to understand the complete financial picture and determine what alternatives may be available.
Reverse Mortgages
For qualified homeowners, a reverse mortgage can turn a portion of accumulated home equity into a financial resource while potentially eliminating the required monthly principal-and-interest mortgage payment.
The federally insured Home Equity Conversion Mortgage (HECM) is one form of reverse mortgage. There are also proprietary and jumbo reverse-mortgage programs with different eligibility requirements and features.
Depending upon the program and borrower, proceeds may be available as a lump sum, monthly advances, a line of credit, or a combination of options.
Reverse mortgages aren't appropriate for everyone, but for the right homeowner they can be an important part of a broader retirement and financial strategy.
Investment & Specialized Financing
Real-estate investors may have financing alternatives that focus more heavily on the property's cash flow and investment potential than on traditional personal-income calculations.
Depending upon the transaction and borrower, options may include financing for rental and investment properties, DSCR programs, jumbo mortgages, alternative-documentation programs and other specialized lending solutions.
